MIAMI BEACH BUSINESS BROKER

A sale should work for the owner as well as the buyer. I’m Mitchell Weinberger, CBI, based in Miami Beach and working with owners throughout Florida.
THE SHORT ANSWER
What needs attention when selling a Miami Beach business?
Consider how seasonality, customer mix, premises costs and the owner’s relationships affect earnings. Prepare monthly results and lease information alongside the financial history. For businesses serving clients beyond Miami Beach, explain that broader customer base rather than treating the local address as the whole business case.
A useful next step. Identify any seasonal pattern, lease dependency or owner responsibility a buyer would need to understand.
Understand what the location contributes.
A company serving South Beach or the Collins Avenue corridor may have a different customer mix from a practice working with clients across the country. The first question is how the business earns its money—not what a Miami Beach address might imply.
Where seasonality, tourism or local foot traffic affects results, organize monthly financials so a buyer can see the pattern. Separate repeat demand from one-time events and explain changes in rent, staffing and owner involvement.
Look at the business and the lease together.
For leased premises, identify the remaining term, renewal options, occupancy expenses and the process for landlord consent. Ask your attorney to review assignment provisions and other obligations before assuming the premises can transfer.
If real estate is included, discuss it separately from the value of the operating business. Appropriate licensed professionals should review property, regulatory and transaction issues.
Protect the relationships behind the earnings.
Employees, clients and referral partners should not learn about a possible sale through uncontrolled outreach. We discuss buyer qualification, an NDA and when identifying information can be shared. No process eliminates every disclosure risk.
Your desired transition helps shape the buyer strategy. An individual operator, industry acquirer or private equity-backed company may propose different roles for you after closing.
Start with your plans, not a listing commitment.
Tell me the business type, approximate revenue and timing. We can discuss the information needed for an initial confidential brokerage valuation conversation. Any further work is agreed separately.
